Owners

Home owners certainly benefit from having a 1 Year Warranty Inspection performed.  If you did not have a third party inspection when you bought your newly built home, it is advisable to have one done before your warranty expires.  Property Performance Assessments has performed many of these types of inspections and almost always find discrepancies.  These discrepancies need to be corrected before the warranty runs out and generally are  repaired without cost to the property owner by the builder or warranty company.  When performing Warranty Inspections, PPA focuses mainly on today's building codes as well as any defects in construction that are visible.  The following items are what we inspect:

  • Roof, vents, flashings, and trim

  • Gutters and downspouts

  • Skylight, chimney and other roof penetrations

  • Decks, porches, walkways, and railings

  • Eaves, soffits and fascia boards

  • Grading and drainage

  • Foundation and crawlspaces

  • Water penetration and foundation movement

  • Heating systems, Cooling systems and duct work

  • Main water shut off valves

  • Main gas shut off valves

  • Water heating system

  • Interior plumbing fixtures and faucets

  • Electrical service line and meter box

  • Main disconnect and service amperage

  • Electrical panels, breakers and fuses

  • Grounding and bonding

  • GFCI and AFCI circuits,

  • Fireplace damper door and hearth

  • Insulation and ventilation

  • Garage doors, safety sensors, and openers

  • And much more...
