Having your home inspected by Property Performance Assessments  before you list is the recommended. It will identify issues you may not be aware of that may delay closing, degrade property value, or worse, having a deal fall apart.

Chances are your buyers are going to have an inspection conducted on your selling property.  You may as well know what they are going to find by inspecting your selling property first.
 

  • A PPA inspection allows you to see your home through the eyes of an unbiased third-party.

  • The inspection helps you to price your home realistically.

  • The inspection points out repairs that should be made ahead of time so that;
    (a.) Defects won't become negotiating stumbling blocks later.
    (b.) There is no delay in obtaining the Use and Occupancy permit.
    (c.) You have the time to get reasonably priced contractors or make repairs yourself.

  • It may encourage the buyer to waive the inspection contingency.

  • It may alert you of items of immediate personal concern, such as roof leaks or active termite infestation.

  • It may relieve prospective buyers of concerns and suspicions.

  • Pre listing Inspection reduces your liability by adding professional supporting documentation to your disclosure statement.

  • It may alert you to immediate safety issues before agents and visitors tour your home.
